HELOCs in Redlands and Rialto: How to Compare Rates and Find the Right Fit

Your home may hold more than memories. The equity you have built could help you pay for a renovation, cover a major expense, or give you flexibility for a project that unfolds over time.

A home equity line of credit, or HELOC, lets eligible homeowners borrow against their home’s equity as needed. If you live in Redlands, Rialto, or the surrounding Inland Empire, Alta Vista Credit Union offers a HELOC and local support to help you explore your options.

What is a HELOC and how does it work?

A HELOC is a revolving line of credit secured by your home. If approved, you receive a credit limit and can borrow from the available line according to the terms of your agreement. Interest is charged on the amount you borrow, rather than the entire credit limit.

A HELOC can be useful when you don’t need all the money at once. For example, a home renovation may involve several stages, from replacing a roof to updating a kitchen. A line of credit gives you the ability to draw funds as needed, subject to your agreement.

Because your home secures the line, it’s important to borrow within a budget you can manage. Failure to repay could put your home at risk.

What should I know about HELOC rates?

Alta Vista offers variable-rate HELOCs. A variable rate can change over time, which can affect the interest you pay and your required payments. The rate available to you depends on the applicable terms and your qualifications.

When comparing HELOC offers, look beyond the first advertised rate. Ask each lender:

•  What is the current annual percentage rate (APR), and how is it determined?

•  Is the rate variable? What index and margin are used, and how often can the rate change?

•  Is there an introductory rate? If so, when does it end and what rate applies afterward?

•  Are there annual fees, closing costs, or other charges?

•  How long can I access funds, and what happens when the draw period ends?

•  What will my payments look like, and how could they change?

How much can I borrow with a HELOC?

The amount you may be able to borrow depends on factors that can include your home’s value, existing mortgage balances, credit, income, and the lender’s requirements. Alta Vista’s HELOC page describes financing up to 80% loan-to-value; the amount available to an individual borrower depends on approval and the applicable terms.

For a simple illustration, if a home is worth $500,000 and the existing mortgage balance is $300,000, 80% of the home’s value is $400,000. The difference is $100,000 before other liens, costs, and underwriting considerations. This is an illustration, not an offer or a guarantee of an available credit line.

HELOC or fixed home equity loan: What is the difference?

Both options use your home as collateral, but they provide funds differently.

A HELOC is a revolving line of credit that can be useful when expenses occur over time. Alta Vista’s HELOC has a variable rate, so the rate and payments can change.

A fixed home equity loan generally provides a lump sum with a fixed interest rate and a set repayment schedule. It may be worth considering when you have a single expense and prefer predictable payments.

Can I use a HELOC for home improvements?

Yes. Homeowners may use a HELOC for projects such as a kitchen remodel, repairs, or other improvements, subject to the terms of their agreement. Before starting, estimate the full project cost, include a cushion for unexpected expenses, and consider how the payment fits your monthly budget.
